Viewings:
You are required to view the property before getting approved. If you are moving to Birmingham, let us know on your application and we will reach out to let you know the process.
Unless stated otherwise, appliances are not included.
Fees:
The application fee is $75 each and is not refundable. Applications are subject to be declined if app fee is returned for any reason, returned app fees are subject to additional NSF Fees. If approved, an $200 admin fee will be due at lease signing.
What you need to know about application process:
We employ an outside agency to process your application. This can take up to 7 business days once you provide us with the required documentation, which includes but is not limited to:
-Copy of Driver's License
-Copy of Social Security Card
-Copy of Proof of Income (Last 4 paystubs or Social Security Benefit Letter)
If any additional information is required we will reach out to you, please respond in a timely manner since your application cannot be processed until we receive all required documents. If the requested information is not provided within the 7 business day processing window, your application will be declined. Applications are subject to be declined if you fail to meet any of our requirements.
We require a separate application for each occupant over the age of 18.
Co-applicants and Co-Signers have to submit a separate application, the first applicant will be prompted, during the application process, to email an application invitation link to all additional applicants (Each and everyone must meet our requirements)
Co-Signers (for income purposes only) have to meet all of our requirements and have a minimum credit score of 650 with a monthly income that is at least 5 times the monthly rent. (See full policy)
Credit Score:
We require each applicant to have favorable and verifiable credit (FICO Classic 98 Transunion)

- For rentals priced $800 or more per month: A minimum credit score of 580 is required.

- For rentals priced under $800 per month: A minimum credit score of 520 is required.
Rental History:
You should have a favorable and verifiable rental history, free of any present rental obligations with no evictions, landlord debt, or late mortgage or rent payments.
Applications will be denied if there are 4 or more late rental/mortgage payments in a 12 month period, 2 or more insufficient funds in a 6 month period, two or more paid landlord debts, any landlord suits in court (including unlawful detainers dismissed), or incomplete, inconsistent, false, or unverifiable residential or rental history information. This includes situations where we are unable to verify the applicant's claims regarding prior or current rental history, or the lack thereof, based on the information provided and reasonable screening efforts.
Income:
We require 3x rent in verifiable income per month. ($800 rent requires $2400 in monthly income net of any current mortgage obligations).
Paystubs - Please provide legible pay stubs w/information we can verify such as employer, employee, salary/income, and pay periods.
Please Save your Pay Stubs as a PDF file, as screenshots are usually illegible.

Section 8 Applicants:
Applicants with a Housing Choice Voucher (Section 8) must meet all screening criteria except the income and credit score requirements. You are still required to provide all necessary documentation and meet all other standards regarding credit, rental history, background checks, and truthful, complete applications.
Bankruptcy:
You should not have a history of multiple bankruptcies, any bankruptcy must have been discharged for at least one year.
Criminal Background Check:
We will conduct a Background Check - you should have no offenses that could lead to safety issues for the home or the neighbors near the home. We consider the type of offense, the severity of the offense, and the length of time since the offense occurred. (See full policy here)
Pet Policy & Fees:
Dog breeds which are prohibited include, but are not limited to: German Shepherds, Pit Bulls, American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier, Pit Mixes, Doberman Pinschers, Rottweilers, Chow Chow, Akita, Siberian Huskies, Cane Corso, Dogo Argentino and Malamutes.
Unless otherwise noted in property description: Approved Pets will require a $300 pet deposit and $20 per month pet rent for each pet. (See full policy here)
Double Deposit Policy
Some applications may be considered for approval with a double security deposit instead of a standard deposit.
This option generally applies when half or more of the combined household is not currently in a verifiable lease or mortgage because they do not have established rental or mortgage history, such as living with family.
This double deposit option does not apply when an applicant provides rental or residential history that is incomplete, inconsistent, false, or cannot be verified. In those cases, the application may be denied.
Additional Denial Criteria:
• Any false statements on the application will result in an immediate decline.
• Failure to comply with legal requirements such as providing income tax returns when requested will result in denial.
• Applications will be denied if the applicant fails to provide usable information after two or more requests.
Applicants who are denied for any reason may not reapply for the same property within 30 days, unless there has been a material change in their application (e.g., new source of income, significant credit improvement, or change in household composition).
If a previously denied applicant submits a new application with a different co-applicant or without a previous co-applicant,(e.g., reapplying with a different family member or partner), but it is reasonably determined that the household composition has not materially changed or that the original applicant will still be occupying the property, the application may be denied without further review.
Signal Property Management reserves the right to:
• Treat multiple applications from the same household as a single application.
• Deny any attempt to circumvent screening results through reapplication.
• Place repeat applicants on hold while other qualified applications are under review.
This policy is intended to protect the integrity of our screening process and ensure fairness to all prospective tenants.
